When do you need an electrical inspection?
The most common trigger is buying a house. The standard property survey examines the building, but rarely the electrical installation in any depth – yet electrics are both costly to put right and impossible to judge from the surface. An electrical inspection before you buy gives you facts: what is in good condition, what needs fixing, and what belongs in the price negotiation. Sellers book inspections for the opposite reason – to show, in writing, that the electrics have been checked.
Other typical occasions are older houses whose wiring has never been assessed, homes where previous owners did their own installations, and rentals – under Swedish law, the holder of the installation is responsible for its safety. Many people also book an inspection after recurring niggles: fuses that trip, lights that flicker, sockets that feel warm. The inspection is a systematic way to learn how the installation is actually doing, instead of guessing.
How the inspection works
An electrical inspection with us is a methodical review of the whole installation, not a quick glance in the consumer unit. The work follows five steps.
- 1. Booking and preparation – you tell us about the home, its age and why you want it inspected; we tell you what needs to be accessible.
- 2. On-site review – we start at the consumer unit and work systematically through the home, room by room.
- 3. Measurements and function tests – residual current devices are tested, earthing is checked, and spot checks are made on sockets, switches and visible wiring.
- 4. Verbal summary on the spot – you get the key findings immediately, with a clear message if anything is urgent.
- 5. Written protocol – the remarks are compiled, graded by severity and paired with recommended actions.
Good to know before you book
Make sure the consumer unit and all spaces are accessible – including the garage, storage rooms and attic if they have electricity. Any documentation from previous electrical work is valuable to have at hand. The inspection is visual, complemented by measurements and function tests; we do not open walls or ceilings, and we would rather say that plainly than imply otherwise.
If faults are found, the usual rules apply: work on the fixed installation must be carried out by an authorised electrical installation company. If you spot exposed wiring while waiting for the inspection – do not touch it. If there is smoke or a fire risk, always call 112 first. For remedial work after the inspection, private individuals can often use the ROT deduction, worth 30 percent of the labour cost; the conditions are published by Skatteverket.
